$375 per transaction
Your Transaction Coordinator will provide services from EXECUTED contract to closing.
SERVICES PROVIDED:
Review executed Sales Contract and related documentation for all necessary signatures/initials.
Will schedule the home inspection and termite/pest inspection ONLY. No other inspections will be scheduled by the TC. Due to a fine line in licensing law. So, please remember this.
Will schedule reinspection.
Add all contract deadlines to broker (agent) calendar.
Send intro emails to all parties.
Send executed contract to client.
Send executed contract to all parties associated with the transaction, i.e., lender, closing attorney (title), other agent, etc.
Ensure closing attorney is in receipt of client completed information sheet.
Send all invoices to the attorney’s (title) office.
Will request utilities and send them to client.
Will order the home warranty – if applicable.
Will email the attorney a copy of the warranty invoice.
Ensure all parties are scheduled for closing with attorney (title).
Weekly follow-up with the loan officer concerning appraisal has been ordered & received, and to confirm title has been ordered and received.
Follow-up with the loan officer to confirm there is a clear to close.
Weekly follow-up with the attorney to confirm attorney has what is needed and to follow-up to assure client is on track to close.
Request required contract compliance documents throughout the transaction from all parties.
Upload all compliance documents to agents CRM.
Send agent wiring instructions to attorney (title).
Request prelim HUD/CD from attorney (title) for agent to review, prior to closing.
Inform agent and client once the transaction has closed.
Close property in MLS.
Send documents to client for signatures, initials & dates. These particular documents are for example the DDRA, an amendment, an addendum, a document adding to, removing from, or modifying the contract.
****Please note: This step is not for you to ask your TC to get the contract, agency paperwork, disclosures, and company documents EXECUTED. These documents are to have ALREADY been executed PRIOR TO you sending the new contract to your TC. However, the TC will perform file compliance for initials and signatures that were missed “here & there.”
Your Transaction Coordinator WILL NOT:
Will NOT negotiate, give advice, recommend or any tasks that require an active real estate license.
Will NOT assist with the inspection phase other than:
>>Schedule the home and pest/termite inspection.
>>Gather all the inspection reports for you.
>>Prepare amendments and send for signature.
>>Send repair invoices to the attorney/title.
>>Schedule reinspection.
Will NOT schedule a survey.
Will NOT schedule final walk through but will confirm with you, that you indeed have scheduled the final walk.
>>We will inform the Listing Agent of the date/time of the final walk thru.
Will NOT coordinate keys or garage openers for closings.
Will NOT obtain or request any HOA documents, this includes CC&R’s.
PAYMENT:
§ Payment is not due until after you have closed.
§ Payment will go on closing statement.
§ If the transaction falls through, no payment will be charged. Please keep us in mind for a future closing.
§ If payment is not received after 2 attempts after you have been paid. Our services will stop.
